Located in the historic Whiteaker neighborhood of downtown Eugene, the East Blair Housing Co-op (EBHC) is a family-friendly, cooperative housing community with strong ties to the neighborhood. One of the older two-story buildings was in need of some renovation and improvement; it housed the EBHC library, community laundry room, and storage below, with two dwelling units above.
The building was lifted up, and the first floor exterior concrete block walls and interior wood stud walls were removed, and replaced with new wood stud walls; the top plate (ceiling) height was raised 24” from 7’-0” to 9’-0”. The existing foundation and slab were also removed, and replaced with a bigger footing with a hydronically heated radiant floor slab. The new slab was finished with all-natural marmoleum flooring — a non-toxic (no VOC’s), long-lasting, and easy to clean linoleum. The first floor plan was re-designed to provide a community gathering space, as well as a better laundry room, library, and other support spaces; and new windows were introduced all around for more sunlight to enter, and to allow for views of central garden.
